It is apartment case:
Occupancy rate : 80%, downpayment: 2M, Number of Apartment for rental: 100, Fixed cost: 1000k per year
Question1: what is monthly rental fee to reach profit about 10% downpayment
Set yearly rental fee is x
Profit: 2M * 0.1 = 0.2 M
Revenue: 100 * 80% * x = 80x
Cost : VC + FC = 100 * 0.8x * 0.1 = 8x ( I forgot what is the rate (0.1) for vc cost )
Profit  200000 = 80x - 8x -1000000
                    x = 16666.66
so monthly rental fee would be x/12 = 1388.88

Question 2, if we change monthly rental to 1200, what occupancy rate should we have?
set occupany rate is y
then    200000 = 1200 * 12 * 100 * y - 100 * 0.1 * 1200 * 12*  y  - 1000000
so y =  0.9259 so 93%
