最近很多朋友换房,同时想把前一套房出租出去。在一亩三分地上分享一下我们的经历:
1。 咨询Property Manager 我们没有出租房屋的经验,先询问了property manager。 在Yelp上可以找,也可以通过朋友介绍找。问了一圈,对请property manager管理有了了解。我们问到是 property manager ·一般收取 月租的50% 帮着找到租客。 以后如果要请帮忙管理的话每月收相当于 6% - 8% 租金的管理费。
2. 在 Zillow 上贴租房广告。 询问了一圈,我们决定DIY, 自己在Zillow上贴租房广告。 Zillow的用户界面很友好,不用多说。租房时照片很重要。好的照片更容易吸引注意力。我们一开始放了随便拍的照片,没什么人询问。后来换了一套前屋主买房时的照片,每天都有人要联系看房
3. 背景审查:我们对有意向的租客要了过去三个月的银行账单,存款证明,去年的W2,以及信用分数。
4. 签署租房协议: 在网上有很多模版。搜索 “California Rental Lease Agreement“, “Bed Bug Disclosure California pdf", "Tenant Flood Hazard Discolusre pdf", "Lease/Rental Mold and Ventilatioin Addendum", "Keyafe/LockBox Addendum ANd Tenent Permission To Access Property", "Water Heater and Smoke Detector Statement of Compliance", "Led-Based Paint and Lead-based Paint Hazard Disclosure". 各种discolure 填全

Lease Agreement dated ____ between ___ Tenant(s) and____ , Owner, concerning property located at _______.
1. Termination/extension of lease/rental agreement: At least 60 days, if possible, prior to expiration of the lease or rental agreement, Tenant shall give Owner formal written notice of Tenant’s intent to vacate the premises at the end of the present or extended lease term, continue on a month-to-month tenancy or vacate a month-to-month tenancy. Should Tenant’s need to leave with only 30 days notice, a Keysafe/Lockbox Addendum has been signed and other agents will be allowed to show the home.
2. Occupants/Use: ____ No additional or substitutes without Owner’s written approval. Guests (no more than two at a time) staying more than a total of 14 days in a calendar year without written consent of Owner will constitute a violation of this Agreement.
3. Water Penalties: Tenant will pay any water penalties assessed to Owner.
4. Mold: Although we are not aware of any mold on this property, we advise the Tenant to pay for a “mold report” that must include an air sample, location of the mold and its cause should a Tenant suspect mold. Please keep the unit/home dry (no wet rags, web cloths, plants without a water-tight dish underneath, etc. lying around. It is suggested that the baths be ventilated during and after use and the showers/tubs be dried after use.
5. Water Damage: It is the Tenant’s responsibility to report any leaking toilets, faucets, pipes or roof items so that they may be fixed as soon as possible to avoid property damage. Should a tenant NOT report any type of water leak, they may be liable for any and all property damages, mold remediation and repairs.
6. Home Inspection: The Owner or Property Manager has the right to access the property (interior & exterior) once a year or sooner to inspect and make repairs.
7. Liquid Furniture is not allowed without the Owner’s written consent.
8. Windows Tenant agree to be responsible for any windows which become cracked or broken in the home during their lease.
9. Property Emergencies: Plumbing, to avoid MAJOR water damage within the unit, turn off the valves under the sinks. Then contact Owner. If Owner is unavailable and immediate attention is required consider the following: For issues within the unit that the owner is responsible for, tenant may contract with a licensed plumber to satisfy the emergency _______. If an electrical emergency contact _____ or others if they can’t be reached. If the emergency deal with the common area call ______. For non-property emergencies please call 911.
10. Vacating: At least 60 days prior to Tenant vacating (voluntary or involuntary), Tenant will allow the Owner or Property Manager to place a keysafe, sign and allow agents to show the property. Tenant’s 60-day notice to be given on the 1st of the month. 60 days notice applies to Holding Over. Should Tenants’s need to leave with only 30 days notice, a Keysafe/Lockbox Addendum has been signed and other agents will be allowed to show the home.
11. Missing documents, keys, transmitters,etc.: Tenant to pay for replacing
12. Enforcement of Lease: The Owner or Property Manager/Agent may act to enforce the terms of this Lease-Rental Agreement.
13. Fireplace: Firewood should be stored outside the home and at least 1 foot away from the exterior walls. Spare the Air nights are a ban on burning wood fires & can result in heavy hines which tenant agrees to be responsible for. Information at www.baaqmd.gov. TO get email notification of no-bun nights, contact www.sparetheair.org. To get automatic phone call announcing no-burn nights, call 880-430-1515.
14. Smoke or Odor Damage: If caused by smoking, fireplace use, cookior grounds. ng, candle, incense or other combustibles, etc. is not considered normal wear and tear. Any additional washing, preparing and painting of walls, ceilings, and doors plus any necessary cleaning of drapes, carpets, etc. as a result of smoke or odor will be charged to Tenants. Days the property is not available for rent due to the above will be charged to Tenants. Tenants agree to remove as much of the smoke or odor prior to giving or receiving the notice to vacate. No Smoking is allowed on the premises.
15. Vehicle Repairs: are not allowed on premises
16. Smoke & Carbon Monoxide Detectors: Tenant shall check batteries & maintain all smoke & carbon monoxide detectors.
17. Tenant shall be charged for repair of drain blockages or stoppages, unless caused by defective plumbing parts or tree roots invading sewer lines.
18. Move in money (security deposit & 1st month rent) to be paid by cashier’s check, or wire transfer.
19. Animals: NONE ALLOWED
20. Pest Control: Tenant is responsible for any pest-control service if Tenant desire such a service. For example ants, mice, etc. are mainly attracted to food & water which the owner has no control over.
21. Condition of Residence at Move-Out: Upon Tenant vacating, the premises are to be left in the same condition as received subject only to normal wear and tear. Any cleaning, painting, repairs required and carpet damage will be charged to the Tenant. All cleaning is the Tenant’s responsibility. The premises are to be left in the same condition as when received. Tenant shall replace any cracked or broken glass. Carpet and drape spots, soil, and dirt are not considered normal wear and tear. Tenant shall have the carpets (steam) & drapes professionally cleaned at move out and supply copies of receipts to Owner/Property Manager. General Cleaning includes kitchen, sinks, baths, showers, tubs, vanities, windows, mirrors, floors, closets, walls, doors, blinds, ranges, including range drip pans & beneath them, ovens, appliances, fans, light fixtures, cupboards, shelves, drawers, closets shower doors glass, frame, tracks, light fixtures, wall & door marks, door and door jambs, heaters, wall plates, cobwebs, and refrigerator moved too clean floor around, beneath, and vacuum refrigerator coils, patio, balcony, yar, storage areas etc. Since the property was thoroughly cleaned prior to move-in, including the above, Tenant is to surrender the premises in the same manner. To eliminate any confusion as to whether the property was properly cleaned, Tenant is urged to request the services of the professional cleaners. A Move-Out Cleaning & Condition Checklist will be supplied and reviewed prior to move out when Tenant gives notice to vacate. Furnace filters should be new; all light bulbs & smoke detector batteries should be functional.
22. Yard Care: No Gardner Included. Tenants are responsible for patio garden/yard maintenance. Tenants are responsible for keeping the patio garden watered.
23. Rent Payment: If two rent checks are returned from the Tenant’s bank/institution for any reason during the lease term or any extension thereof, the all future payments will be payable via cashier’s check or money order, cash is not acceptable.
24. Insurance: Tenant to carry a renter’s insurance policy with a minimum liability of $300,000, to name the Owner & Property Manager as additionally insured and to provide the property manager with proof of such coverage. Note that the Owner’s policy doesn’t cover Tenant’s personal property or liability. Temporary move-out expenses incurred by tenant due to water intrusion or fire isn’t covered by Owner’s policy unless caused by Owner’s negligence.
25. The unenforceability, validity, or illegality of any provisions shall not render the other provisions unenforceable, invalid, or illegal.
26. No act or conduct of Owner, including, without limitation, the acceptance of keys to the premises, shall constitute an acceptance of the surrender of the premises by Tenant before the expiration of the term. Only notice from Owner to Tenant shall constitute acceptance of the surrender of the premises and accomplish a termination of the lease.
27. Owner’s consent or approval of any act by Tenant requiring Owner’s consent or approval shall not be deemed to waiver or render unnecessary Owner’s consent or approval of any subsequent act by Tenant.
