一月pending的价格和年底比差距怎么样

比年底好像高一点，但是成交量太低了，什么都看不出来，坐标南加

得看地点，湾区的话是开始反弹了

主要是旁边的comp，那可是去年高点

那个是corner lot，很多人会避开

几个托在这里拍片呢。房价涨跌是几个小丑能决定的

我感觉去年后半年可能是个小低谷。以后会不会再跌/涨我不知道。

track了一个硬伤多且没有学区的房子终于卖掉了（记忆深刻是因为listing agent去年夏天还打过电话说价格可以商量，说屋主因为私人原因是motivated seller，还说后院的pond如果不喜欢可以帮填了）。这个房子list了快半年吧，这个季度终于卖掉了，而且还高于listing price。。。湾区果然有钱人太多了：）

Rent deflation: Wait for it

Soaring demand for houses and apartments from low interest rates and remote working caused shelter to contribute more than half of January’s 5.6% core CPI inflation. But as Mr. Powell put it, disinflation in housing “is in the pipeline.”

Economists agree: They expect this category to continue rising through the spring, but then to decelerate. Jake Oubina, senior economist at Piper Sandler, ahead of the January report said he expects shelter inflation will fall from 8.1% in March to 5.3% by December.

你说的有道理。Disinflation 和 deflation 是有区别的。

官网说：The index for shelter, the service that a housing unit provides its occupants, is one of the largest parts of the CPI market basket—the goods and services that American households consume. Owners’ equivalent rent of residences (OER) and rent of primary residence (rent) measure the majority of the change in the shelter cost consumers experience. All three of these series are published each month in each area for which CPI data are published.

The CPI for shelter also includes lodging away from home and tenants’ and household insurance. This factsheet focuses only on rent and OER, however.

这不是指房租吗？不懂房价是怎算进来的？请说明一下，如果房贷利率升高，转嫁租金，会怎样？

我觉得湾区的房价是独立一个catalog...
