请西雅图的朋友们帮忙看一下我这个gc对卫生间的报价合理吗

Hi 大家好，  最近搞了一个房子，半夜实在烦恼不已。买了房之后发现各种问题要搞，买房时却什么都没有预估到，心里淡淡的忧伤啊。。。但没办法，只能硬着头皮上了。。。

问题1 卫生间改造gc报价合理吗？

我们想要改一下主卧的卫生间，我们的卫生间是一个L型卫生间，水平8'9", 垂直4'10"。L型部分水平2'3",垂直3‘6"。下面这么多小项目合起来是16000美元（不含税），想咨询下有经验的西雅图房东们这个报价在西雅图装修合理吗？

问题2 是否要找sub contractor
另外还有一些疑问，是否要找sub contractor，自己指挥，代替general contractor？
我在thumbtack上看到有做不同project（比如专门贴瓷砖的，专门做dry wall的）等等，目前看起来他们的报价和我一个agent朋友预估的差不多，下面的报价都是我朋友预估的（大概包含材料的价格和人工费用）：
1）换地面瓷砖（100 sqft） 3000-5000
2）改成步入式淋浴1500-3000
3）卫生间的门做成那种移动旋转门1000-2000
4）加一个卧室和洗手台空间的门 1000-2000
看了这个报价，感觉问题1我们浴室的改造项目大概12000左右可以搞定？


问题3 如果要动马桶，plumbing要不要找gc做？
我们的gc也说他也可以做plumbing，价格会低一些，不知道是我们自己另外找plumbing还是直接找他一起包了呢？不要permit的话，gc可以做；要permit的话，就是另外4000刀左右。

问题4 如何最大化第一套房的价值？
我们作为初次购房者，买这个房子还是有挺多问题的，屋顶还有很多老的东西要换。然后更坑的是，我们买了房之后自己发现这个房子周围在卖地，就是卖给建商的那种，感觉之后除了原价卖给建商，是不是这个房子只能一直留着出租了（房子的交通还算不错，近高速和公共交通）？我们的想法是自住不会特别久，房子买贵了也想装修尽可能花费小吧，这样以后出租的话被随便造也不会太心疼！
