新manager 要collection，可合同并没明确要求60 days notify

大家好，我的合同是今年2月底结束，并且在结束前搬出房子，给了钥匙给以前的公寓经纪人也留下了forward address。 但是8月新的manager是我拖欠自三月份以来的房租；他的说法是我没有给60天的notify。但是我仔细看了合同也在网上咨询过律师，首先我的租期不自动续约，合同没有写没有60天的notify会自动转成 month-to-month，而是直接说 ” the lease term does not automatically renew.", 后面也没跟条件，只说了60天提醒对于提早搬出的人的条款；第二点，就是刚刚说的60天的notify是针对于提早搬出的人；以下是新manager说的两个条款：（由于没有权限上传图片，我把他们写在了楼下）



以上两个点，并没说没有60天会自动续约，而且没有60天提醒看合同内容应该针对的 是提早搬家的租客，就像是他搬走的时间距离合同截止，还有几个月的租期。
我知道有些租房合同写了，没有60 days notify会自动转month-to-month；但我的不是

新manager打算collection，如果他真的这么做了，我dispute的成功率大吗？

3. This Lease Contract does not automatically renew. If you move out of the Premises prior to the expiration of the Lease Contract term,
you must give at least 60 days written notice of your intent to move-out as reuqired by paragraph 44(Move-Out Notice).

44. If you move out prior to the end of the Lease Contract term, you must gove our representative advance written notice of your intention to vacate as required by paragraph 3( Lease Term). If you move out prior to the end of the lease term, your notice does not act as a release of liability for the full term of the Lease Contract. You will still be liable for the entire lease term of Contract if you move-out early under paragraph 22 except if you are able to terminate your tenacy under the statutory rights explained under 11 or 22 ( early move out; release of resident) All notices to vacate must be in writing and must provide the date by which you intent to vacate. If the notice does not comply with the time requirements of paragraph 3, even if you move by the last date in the lease term, you will be responsible for all rent and any other sums due through the Lease Term. If you fail to vacate by the date set forth in your notice, you will automatically
and immediately become a holdover tenant pursuant to state law.
