买房房屋检验报告到手，还要不要买？还是退出？

今天拿到房屋检验报告，检验的真到位，整整75页，很多都是小问题，比如：窗子那边有漆掉了，洗手间卫生纸的架子松了等等。这些就算了，但是还有一些好像是大问题可能要找人来处理，主要集中在屋顶，Heater, 和HVAC系统。

我不太了解，希望大家有经验的给点看法，以下列出的8大问题，后期会不会花大价钱修。

基本情况：房子2006年的，2018年换了屋顶。房子学区很好，价格也还可以。
我觉得可能得找人来修的一些问题：
1. Exterior Rear Right Roof - The plumbing vent flange was not properly secured at the time of the inspection。
（外部后右车顶 - 检查时，管道通风法兰没有得到正确的固定。）

2.Observed evidence of an exposed nail at the time of the inspection. Recommend sealing the nail to prevent possible water intrusion.
（检查时发现有一颗暴露的钉子。建议密封该钉子，以防止可能的水侵入。）

3.Exterior Rear Right Roof - Observed evidence of an exposed nail at the time of the inspection. Recommend sealing the nail to prevent possible water intrusion.

4. Exterior Front Middle Roof - Observed evidence of lifted counter flashing at the time of the inspection. Recommend properly securing the counter flashing to prevent possible water intrusion.
（外部前中部车顶 - 检查时发现反闪避板有抬起的迹象。建议正确固定反闪避板，以防止可能的水侵入。）

5. Observed evidence of moderate moisture content behind the toilet at the time of the inspection. No visible water leaks were observed behind the toilet at the time of the inspection, however it is recommend that you monitor the area after continued use.
（检查时发现马桶后方有中等湿度的证据。检查时没有观察到明显的水漏，但建议您在继续使用后监测该区域。）

6. Upstairs Attic Area - Furnace #2 did not operate properly at the time of the inspection. Recommend having a licensed HVAC technician service the unit before normal use.
（楼上阁楼区域 - 检查时，第二台炉子未正常运行。建议在正常使用之前请一位持有许可的暖通空调技术人员对该装置进行维修。）

8.Observed evidence of corrosion on the upper portion of the water heater baffle at the time of the inspection.
（检查时发现热水器挡板上部分有腐蚀的迹象。）

都是小事

叫人来处理也没几个钱

求问哪里的inspector。一对比我的感觉不行

楼主把inspector的信息发出来造福大家吧！还没见过这么细致的报告呢。

看起来都不严重，这么大个房子，住了若干年，啥问题都找不出来才怪呢。一般可以要求房主修复并出示修复证据，或者房主可以降几百一千块钱，你搬进去以后不修、自己修或者请人修。

而且在湾区这种房子带inspection contingency也没可能买到，就没有要不要退出的问题

都是小事。自己的房子住几年就会这样，然后修修补补。 enjoy of house ownership

马桶那个是最大问题，空调换一个几千块，马桶那个可大可小，大的可能无上限，如果已经长期漏水最严重会影响你structure，其他都是小问题，你这个inspector不错啊挺仔细，是哪家？

这房子都是小问题。马桶的话你自己买个湿度计，几十块钱，经常检查一下看漏不漏。或者干脆就拆看看看，我估计多半是法兰松了。

都是很小的事情啊，已经算是很不错的final inspection结果了
