工作过程中遇到超级负责的agent

lz在lender工作，平时接触的realtor不在少数第一次遇到这么负责的，想分享一下。(不是广告，就不透露哪个城市了)

1. 最近房子非常难抢，他的这个客户也是加价买的房，appraisal做完果然低于买价。首先，我告诉他我们可以dispute。他非常认真的写了一详细的信给appraiser，特意又去拍了照片，视频。但很可最后没有dispute成功。
其次，因为我们做了exterior only appraisal，agent强烈要求再去别家order一个full appraisal。第二次appraisal的钱他出，为了能让buyer少一些首付。虽然这个情况他在之前已经和buyer沟通过了，buyer也有足够的钱去付，如果估低了。他说因为这个房子非常美：后院有湖景，俯瞰高尔夫球场，位置学区等等都非常好，距离XX大公司新的office5分钟。

2. 虽然不必要，但他和我分享了很多，说这个case很有趣 "Seller wants to do For-Sale-By-Owner so they are not represented by an agent and doesn't pay seller side agent commission, therefore saving 3%. Another agent brought this off-market, lead to me and we agreed if we can execute, he would be paid a fee (1% of the sales price paid directly by the Buyer). We did manage to put the deal together and buyers avoided the fierce bidding war that you see these days in XX city. It was just old fashion one-on-one negotiation that gave the buyer a huge advantage.)第一次遇到这种情况，很震撼Agent为buyer考虑的如此周到。

3. 贷款的过程中，每一环节都尽心尽力，经常很晚还在回邮件。在我们prepare CD的时候也会仔细帮buyer检查，确保buyer不会多付任何费用。


最后lz决定以后如果自己买投资房也一定找他。第一次在工作中被感动到，记录一下。

：后院有湖景，俯瞰高尔夫球场。哦，那肯定不是湾区。看到还帮buyer review CD的agent我就知道这是个好agent了。认真做事的人总有回报，希望他大富大贵

所以说"Seller wants to do For-Sale-By-Owner so they are not represented by an agent and doesn't pay seller side agent commission, therefore saving 3%. Another agent brought this off-market, lead to me and we agreed if we can execute, he would be paid a fee (1% of the sales price paid directly by the Buyer)" 是指这个seller最后还是和一个seller agent做off-market然后付了1%吗?

我猜意思是 seller不用付钱 buyer付1%
