交1900刀锁180天利率值得吗？

如题，楼主房子八月交房，三个礼拜前锁了wells fargo的房贷，180天，3.0%利率，4600刀credit，减去lender fee1200刀，净credit大概3400刀，明天是lock fee的due date。今天看别的lender，当前30天lock的利率已经变成2.75%加2700的credit了。。有必要赌一下利率到8月几乎不会怎么动么？还是说交1900就当买个保险，起码还有一次floatdown的option，到时候如果别家有更好的利率，大不了直接不要lock fee了

lz利率有点高啊 我找boa做jumbo loan，down 30% 不搬砖就有2.125%

不知道楼主最后做了什么决定，我也是买新房，然后花钱lock了180天，现在发现1月份给的利率比现在的利率还高，根本还不如不锁，最近wells Fargo恶心得很，材料要求异常严格，利率比起其他银行也并不低。最后提醒一下楼主，如果有任何海外wire transfer之类，赶紧换lender！！！我们还不用这笔钱付首付，wells Fargo loan agent信誓旦旦说没问题，commitment letter也给了，现在也是把国内的资金查了个底朝天，还不知道过不过，现在临近close，焦虑地很，和builder商量了一下，重新找了一家银行做backup loan application，希望一切顺利。

You are spending millions, and you should have more than enough motivation to simply do the math. Assume a rate when it's Aug, and based on your loan amount, check how much difference will the rate difference bring you. Every loan agent can help with that as well.

Tons of mortgage calculators online can show you the details of the month by month payment, I always use one site called bankrate or something similar.

I actually don't think buying rate is a good practice, it takes very long for the interest difference to cover the cost. And you might have many chances to refinance through out that time.

One last thing is I don't think the rate will differ much by Aug. Fed expect to raise rate by 2023. Bank rate will follow the US10Y.

买的是新房。。。有道理。。这样的话lock180天还是值得的。。

如果loan没做成，你不需要交一分钱。

Lender说lock fee是不退的。。所以相当于买保险

180天可以cover到九月底，按照目前其他四月房子的交房情况，应该不太会有大delay

btw as far as I know the rate from WF is not very attractive recently. Rate from different banks changes periodically.
